Presidian’s management approach is unique in the hospitality industry in the way that we take a strategic approach to drive immediate performance improvement at any property we take over and the fact that we structure our third party management contracts to allow termination without any fee after one year. 

Our strategic expertise drives an extensive research and custom planning process designed to have an immediate impact on revenue optimization, expense reduction and an exceptional lodging experience for our guests in the initial 90 days of operations. The needs and objectives of the owner, an in-depth evaluation of the property team and processes, as well as expert market research are all foundational elements of the critical path created for each hotel’s short and long-term objectives.

  • 90-day plan - We build a 90-day critical-path plan tailored to the needs of the property with checkpoints to ensure timely completion.
  • Revenue Maximization - We aspire to have the highest RevPAR index in the market, training our sales staff to use every sales lever available.
  • Expense Reduction - We know best-in-class cost ratios. If a cost is out of line, then we pin-point the issue and develop strategies to improve.
  • Reporting - We provide Owners direct access to daily flash reports and monthly performance reports that contain detailed past and future narratives regarding the property.
